Why Peoria Is One of the West Valley's Strongest Rental Markets

Peoria's strength as a rental market comes from something property owners should pay attention to: it is already an established city, but it still has meaningful room to grow. That combination gives rental owners demand drivers that exist today alongside economic development that could support the market for years to come.

An Established Market, Not Just a Growth Story

Peoria passed 200,000 residents in 2025, growing 5.2% from its 2020 population base. Median household income is approximately $95,800, and nearly 89% of residents had lived in the same home for at least a year, according to the U.S. Census Bureau. Those numbers point to a large, relatively stable community rather than a market dependent entirely on future development.

For rental owners, that distinction matters. Whether you own several investment properties or are considering renting out a home you already own, you want demand to come from more than one source.

Peoria Has More Than One Rental Market

Peoria stretches across 176 square miles, and rental demand can look very different depending on where the property is located. Established areas near Loop 101 benefit from access to P83 (a popular dining and entertainment district), the Peoria Sports Complex, Park West, shopping, restaurants and employment throughout the northwest Valley. Farther north, communities around Lake Pleasant Parkway and Vistancia offer newer housing, recreation and access to the growing Loop 303 corridor.

That variety can be a strength for owners because Peoria appeals to renters for different reasons. The city maintains more than 30 parks and 20 miles of trails, while Lake Pleasant and the city's larger open-space network add recreation that is difficult to replicate in more built-out parts of metro Phoenix.

North Peoria's Employment Story Is Just Beginning

The biggest long-term change may be happening along Loop 303. Amkor Technology is building a major semiconductor advanced-packaging campus in Peoria, with a planned investment of $7 billion and as many as 3,000 jobs. Construction is underway, with production currently expected to begin in 2028. Peoria is also positioned near TSMC's expanding north Phoenix operations, making the area increasingly important to Arizona's semiconductor and advanced-manufacturing economy.

No single employer or development guarantees the performance of a rental property, and not every Peoria rental will perform the same way. Property condition, neighborhood, rent positioning and management still matter. But Peoria gives owners something valuable: an established resident base today, strong quality-of-life amenities and a growing employment corridor that could continue bringing new households to the northwest Valley.
