Goodyear has spent years being described as a fast-growing Phoenix suburb. At this point, that description doesn't tell the whole story. Goodyear is increasingly becoming a place where people can live, work and build a life without depending entirely on jobs and amenities elsewhere in the Valley. Population Growth Has Been Significant
The U.S. Census Bureau estimated Goodyear's population at 125,359 in July 2025, up 30.4% from its 2020 population base of 96,141. Median household income is also relatively strong at approximately $103,300.
Growth alone doesn't guarantee a successful rental. But adding nearly 30,000 residents in five years creates more households that need places to live, while the city's income profile helps support demand for the type of well-maintained single-family homes common throughout Goodyear.
There are also signs that residents see Goodyear as more than a temporary stop. In the city's 2025 community survey, 87% of respondents rated Goodyear's overall quality of life as excellent or good, and the same percentage gave it high marks as a place to raise children. Goodyear Is Becoming an Employment Center of Its Own
One of the most important changes for rental owners is the continued expansion of jobs inside Goodyear and along the Loop 303 corridor.
The city's economic base now includes advanced manufacturing, logistics and distribution, healthcare, aerospace and other industries rather than relying on a single employment sector. The Loop 303 Manufacturing Corridor alone encompasses approximately 2,000 acres near the I-10/Loop 303 interchange.
Recent investment illustrates where that growth is heading. GTI Energy is opening a 530,000-square-foot manufacturing facility in Goodyear with a planned total investment of $53 million. The company expects the facility to support as many as 600 jobs when fully operational in 2026.
That matters because a stronger local employment base gives renters more reasons to choose Goodyear beyond simply finding a less expensive alternative to central Phoenix. People working in Goodyear, along the Loop 303 corridor or elsewhere in the West Valley can live closer to work while still having direct access to I-10 and the broader Phoenix freeway system.
The Amenities Are Catching Up With the Rooftops
For years, residential development in parts of the West Valley moved faster than restaurants, entertainment and other everyday amenities. Goodyear is increasingly closing that gap.
GSQ, the developing downtown area surrounding Goodyear Civic Square, continues to add restaurants, retail, healthcare and services. New businesses announced for the district include Trader Joe's, Firebirds Wood Fired Grill, Flower Child, CAVA, First Watch and other national and local concepts, with additional openings planned throughout 2026. A Banner Health Center has also joined the development.
Residents also have access to amenities that are harder to quantify on a rent spreadsheet but still influence where people choose to live. The 86-acre Goodyear Recreation Campus includes a recreation center, aquatics center, sports facilities and community park, while communities farther south benefit from access to the Estrella Mountains and extensive outdoor recreation.
Why This Matters for a Goodyear Rental Owner
Goodyear's appeal isn't based on one new employer, one master-planned community or one growth forecast. It has several demand drivers working at the same time: rapid population growth, higher household incomes, expanding local employment, freeway access, newer housing and a growing collection of amenities.
That doesn't mean every Goodyear property is automatically a strong rental. A home in Estrella, Palm Valley, Canyon Trails or a newer community near the Loop 303 may attract different renters and compete against very different inventory. Goodyear can be a strong place to own a rental, but managing a property here successfully requires more than knowing the city's average rent. The rental market spans established neighborhoods near I-10, newer communities along the Loop 303 corridor and large master-planned developments farther south. Each competes for residents a little differently.
Start With the Property, Not the Citywide Average
As of August 11, 2026, Zillow reports an average asking rent of $2,210 across all bedrooms and property types in Goodyear. Another current market source, Homes.com, reports a median rent of approximately $2,125 for single-family homes specifically.
Those numbers are useful for context, but they aren't a pricing strategy.
A three-bedroom home in Canyon Trails may compete with a very different set of rentals than a newer home in Estrella or a property in Palm Valley near the I-10 corridor. Square footage, age, upgrades, solar, pool ownership, lot size, community amenities and even the number of similar homes available at the same time can materially affect what a renter is willing to pay.
That's particularly important in the current market. Zillow listed 287 available Goodyear rentals in August 2026 and classified renter demand in the city as "cool" relative to the national market. That doesn't mean Goodyear is a weak long-term rental market. It means owners still have to compete for residents. In a market with choices, pricing a home too aggressively can create a longer vacancy that costs more than the additional rent an owner was hoping to capture.
For an experienced investor, that means watching leasing activity and comparable inventory property by property. For a homeowner becoming a landlord for the first time, it means getting a realistic rental analysis before assuming what the home "should" rent for.
HOAs Are Part of Owning a Goodyear Rental
Many Goodyear neighborhoods are governed by homeowners associations. The city's own HOA mapping includes communities such as Estrella Mountain Ranch, Canyon Trails and numerous other associations throughout Goodyear.
For rental owners, the HOA becomes another party that has to be managed correctly. Depending on the community, there may be lease requirements, resident registration procedures, amenity access rules, parking restrictions, landscaping standards and notices that require an owner's response.

Arizona law requires residential rental properties to be registered with the county assessor. Because Goodyear is in Maricopa County, owners register the property with the Maricopa County Assessor. One requirement that has become simpler is rental tax. Since January 1, 2025, Arizona owners no longer collect or remit city Transaction Privilege Tax on income from residential rentals of 30 days or longer.
These aren't necessarily difficult requirements, but they're a good example of why becoming a landlord involves more than depositing a rent check. Staying compliant with Arizona landlord-tenant law, county requirements, the lease and an HOA all become part of protecting the investment.
Newer Homes Still Need Proactive Management
Goodyear has a large inventory of newer single-family homes, which can sometimes give owners the impression that maintenance will be minimal. Newer construction certainly has advantages, but Arizona homes still operate in an unforgiving climate.
HVAC systems work hard through months of extreme heat. Irrigation leaks can waste water and damage landscaping quickly. Pools require consistent service. Exterior paint, roofs, plumbing fixtures and appliances all eventually need attention regardless of when a home was built.
For a rental owner, the goal isn't to eliminate maintenance. It's to catch smaller problems before they become expensive ones, make smart repair decisions and keep the property competitive with the newer homes renters may also be considering.
That is especially important in a market like Goodyear, where continued residential development means today's rental is regularly competing with newer inventory.
